The mortgage company was more than likely not reporting on the loan since it was part of the bankruptcy. Therefore, there is a better than average chance, the DIL will not show up on your credit report. As to the "HFA mortgage", those requirements change all the time and will also be affected by whether the failed mortgage was an FHA mortgage. I would suggest you rent for a while until you build up a substantial down payment.
